Principal Responsibilities:
Leadership:
- Attends all Governing Board meetings.
- Management liaison for Facilities Committee of the Board.
- Serves as an engaged member of the Senior Leadership Team with a focus on strategic planning regarding facilities.
- Adheres to the organization's procurement policy and procedures.
- Ensures that all facilities and equipment meet or exceeds all applicable local, state, and national codes and regulations.
- Fosters collaborative culture by partnering with departments to identify, prioritize, and meet their facility needs.
- Provides expertise and advice regarding facilities, equipment, and systems to improve performance, reduce environmental impact, and reduce costs.
Management:
- Supervises, trains, and oversees all maintenance and custodial staff.
- Provides direction on work prioritization and coordination to maintenance staff to ensure all opening/closing, cleaning, room set-ups and breakdowns, repairs, and grounds maintenance and upkeep are done appropriately and in a timely manner.
- Oversees all janitorial staff currently provided via an outside contractor.
- Collaborates with administrative staff and coordinates janitorial staff to ensure all cleaning, room set-ups/breakdowns, repairs, grounds maintenance, and upkeep are done appropriately and in a timely manner.
- Works closely with Executive Director to develop and monitor budgets for the maintenance department.
- Tracks short-term and long-term facility expenses, equipment and resource needs of company and staff.
- Reviews utility bills each month and determines any discrepancies. Addresses these discrepancies.
- Maintains all receipts, records, and quotes to ensure facility operates within approved budget.
- Monitors, maintains, repairs, replaces, and receives approval to purchase all systems, equipment, central supplies, including HVAC, cleaning supplies, security/alarms, fire extinguishers, paper goods, and other supplies.
- Oversees outside contractors including all maintenance contracts, including developing vendor relationships, soliciting bids, and negotiating agreements.
Planning:
- Responsible for the upkeep of the facility and all its systems, including HVAC, electrical, water, pool and spa, security, and life safety.
- Implements a robust preventative maintenance program.
Security and Emergency Preparedness:
- Attends all security briefings and seminars and serves on the community security team.
- Oversees campus security as needed.
- Maintains inventory of all equipment, supplies, as well as door and vehicle keys.
- Maintains proper working condition security and surveillance systems in buildings and on campus.
- Oversees the organization's Threats, Vulnerabilities, and Risk Assessment to ensure critical areas are addressed.
- Oversees internal security task force.
- Complies with funding sources for security (FEMA).
- Work closely with administrative staff in formulating procedures for use in the event of accidents, fires, or other emergencies.
- Available for building emergencies on evenings and weekends.
Minimum Qualifications:
Minimum Qualifications:
- Minimum 5 years in a senior leadership facilities role.
- Problem-solving, analytical, and time-management skills.
- Interpersonal and communication skills.
- Experience leading capital improvements.
- Working knowledge of electrical, plumbing, and mechanical systems.
- Working knowledge of procurement and contracts.
- Sound knowledge of health, safety, and environmental regulations.
- Comfortable executing both high-level strategic and day-to-day administrative tasks.
- Must hold a Pool Operator's Certification or be certified within 3 months of hire.

Salary:
$75,000 - $85,000
